Please see below the information provided by Persimmon Homes regarding the planned demolition works at 23 Dark Lane, Backwell, which are due to commence on 17 August 2026.

Dear Resident,

We would like to inform you of the upcoming demolition of the property at 23 Dark Lane, Backwell.

Demolition is scheduled to commence on Monday 17th August 2026 and will be carried out on our behalf by specialist contractor, Lawson Group.

We appreciate that these works may cause some temporary inconvenience and would like to reassure residents that the demolition has been carefully planned to minimise disruption to our neighbours and to ensure safety at all times.

To help reduce disruption, any works involving the use of the road or footpath will only take place between 09:00 and 15:00. Some activities may be undertaken outside these hours where they do not affect the road or footpath outside the site boundary.

General site working hours will be 08:00 to 17:00.

The demolition works will be undertaken separately from the proposed residential development and will be completed in a number of stages.

Site Security

The site entrance will be fully enclosed with Heras fencing and a lockable gated access point.

Clear signage will be displayed identifying the site boundary and access restrictions.

Boundary Wall

To facilitate access to the site, the existing stone wall will be carefully cut back by approximately 600mm within the boundary of No. 23 during the demolition phase.

No further alterations will be made to the wall until the new permanent boundary treatment between the proposed site access and the neighbouring property at No. 25 has been constructed.

As the front stone wall is connected to No. 25, it has been agreed that the wall will be cut back approximately 600mm inside the boundary of No. 23 during the demolition stage and subsequently reinstated in accordance with the approved permanent boundary arrangement.

Traffic Management

All demolition and construction traffic will access and leave the site via Dark Lane.

Church Lane will not be used for site traffic.

During the demolition phase, contractor parking will be limited to the driveway of No. 23.

Only one contractor van is expected to be required on site.

Demolition and construction vehicles will not stop or wait on Dark Lane, St Andrews Road or Summerlands.

Works Information

A 7-tonne rubber-tracked excavator will be unloaded from a low-loader on Dark Lane under the supervision of a banksman.

The unloading and subsequent removal of the machine will take place between 09:00 and 15:00, avoiding school drop-off and pick-up times.

Any temporary occupation of the road is expected to last no longer than approximately 15 minutes.

Skips for timber, plasterboard and other demolition materials will be located within the driveway of No. 23.

Regular skip exchanges will be arranged, with all vehicle movements managed by a banksman.

Environmental Controls

Dust suppression measures, including dampening down, will be undertaken in accordance with the Construction Demolition Traffic Management Plan (Rev D dated 14th July 2026).

All demolition materials will be removed from site.

Given the proximity of neighbouring properties, no crushing or processing of demolition materials will take place on site.

Proposed Sequence of Works

  • Removal of a section of the front boundary wall and fencing to provide full access to the driveway area.
  • Installation of site security measures and dust suppression equipment.

Initial Demolition Works

  • Removal of the garage on the western boundary using a 7-tonne rubber-tracked excavator to facilitate access to the rear of the site.

Main House Demolition

  • Erection of scaffolding to the eastern elevation of the property to provide additional protection during demolition.
  • Progressive demolition of the main dwelling under controlled conditions with ongoing dust suppression.

Duration of Works

The demolition programme is currently estimated to take approximately two weeks.

However, the final duration will depend on the findings of the Refurbishment and Demolition Asbestos Survey.

We will make every effort to carry out these works safely, efficiently and with as little disruption as possible, and we thank residents in advance for their patience and understanding.
